Application Guidelines

Key Costs (Upfront)

Application Fee (Per Adult) $75 Non-refundable. Required for everyone 18+.
Pet Screening Fee $35 per pet Non-refundable. Must attach pet photo. Breed restrictions apply.
Document Prep Fee (If Approved) $100 Charged only when signing the lease.
Resident Services Fee $25/mo Recurring monthly fee for online payments, 24/7 maintenance coordination, and phone support.
Security Deposit Varies Based on credit, income, and rental history. May exceed one month’s rent.
Application Requirements
  • Each adult (18+) must apply individually and pay the $75 fee.
  • Photo ID
  • Proof of Income (must be at least 3x rent). Examples:
    • W-2s → 2 recent pay stubs
    • Self-employed → 2 years’ tax returns + P&L + bank statements
    • Other: Social Security, child support, retirement, etc.
Pet Policy
  • No “aggressive” breeds allowed (Pit Bulls, Rottweilers, Huskies, etc.)
  • Must submit pet photo with app
  • $35 screening fee per pet
Other Important Notes
  • Application fees are 100% non-refundable, even if you are not selected.
  • They process apps on a first-come, best-qualified basis. So even if you’re first, they may pick someone else.
  • Viewing the property before applying is strongly encouraged.
  • Application review takes 3–4 days once all materials are received.
Qualification Criteria
  • Credit Score:
    • Minimum: 650
    • 600–649 → higher deposit
    • Below 600 → co-signer required (must have 650+ score)
  • Rental History:
    • No unpaid rent or evictions in past 5 years
    • No more than 2 late over 30 days payment in past year
  • Income:
    • Must earn 3x monthly rent (combined for all applicants)
  • Background Check:
    • No felony convictions in past 7 years
    • No sex offense convictions
  • Bankruptcy/Collections:
    • Must be discharged >2 years ago
    • Medical debt ignored
    • No negative utility accounts in last 6 months
